LSH appointed to sell hotel development in Ribble Valley

Lambert Smith Hampton (LSH) have been instructed to find a buyer for Kirk Mill located within the heart of the Ribble Valley district in Preston, Lancashire.

Comprising of three sites totalling more than 10 acres, the development is located in the village of Chipping situated in the Forest of Bowland Area of Outstanding Natural Beauty. This medieval conservation area benefits from excellent connectivity to other towns and cities within the North West region and is popular with tourists and is well-placed to take full advantage of the burgeoning staycation market.

The first site totals 3.35 acres and includes the attractive Grade II listed three storey stone mill known as Kirk Mill. The property dates back to 1785 and has undergone significant work to ensure it is structurally sound and is ready for redevelopment in to an 18-bedroom hotel complete with bar and restaurant.

The second, larger site totals approximately 6.37 acres and is situated to the eastern side of Malt Kiln Brow and comprises a former industrial site previously used to manufacture furniture. The original buildings have been demolished in preparation for redevelopment via a mixture of existing conversions and the construction of new builds. The new buildings will include a mixture of additional guest accommodation of 42 letting bedrooms, a wedding venue and a spa.

The third and final site is approximately 1.815 acres and has planning consent for 4 large detached residential homes.

LSH are inviting offers and expressions of interest in regard to the overall development opportunity at Kirk Mill. A freehold sale would be preferred, although they understand that other deal structures from credible operators will be considered by their clients.
