Plans have submitted to demolish a beachside Cornwall pub and replace it with a new build bar/restaurant and retail units to attract custom year-round.

The application relates to the St Pirans Inn in Holywell Bay, three miles from Newquay.

A design and access statement prepared by Studio West Architects on behalf of applicant St Pirans Inn said the current business is no longer viable.

The pub is forced to close from November to Easter due to the demand of the tourist economy which sees poor returns in the off-season.

Studio West pointed to developments at the nearby beach Watergate Bay as examples of successful projects that have attracted business year-round.

"Holywell shares a beautiful beachside location but the investment of modern quality development has not fully made it here," they said.

"It is becoming evident in residential developments but not commercial.

"As with Watergate Bay and other similar beachside commercial developments in Cornwall such aspirations are strong positive factors for celebrating ‘place’ and economic generation and have proved successful."

St Pirans Inn was built in about 1930 and as such the architects said it has "no period charm" and insufficient facilities for what is expected from customers in 2020.
